The brief: Two bedrooms in the roof of a 1930s semi for a growing family, without losing the landing.
Design and planning: A hip-to-gable conversion with a rear dormer, under permitted development. Stairs designed to sit over the existing flight.
On site: Ten weeks planned, eleven taken. The steel delivery slipped by a week.
The money: Quoted £74k, paid £74k. Because we finished a week late, we paid the clients £150 under the contract, without being asked.
